POLICIES
- Holiday rate is an additional $50 per night.
- Pets are an additional $25 per night, maximum of $100. Pets must keep off of all furniture and carpeted areas, and guest
must clean up the yard after the pet.
- No fireworks, profanity, or indoor smoking allowed. Using fireworks will result in termination of rental agreement, and
guests must vacate the premises immediately and without refund. If guests smoke indoors, there will be a minimum $300 fee.

- 1/2 down is required when reservations are made.
- Balance is due 30 days prior to arrival.
- Cancellations made at least 60 days prior to scheduled arrival will be refunded, less a $250 booking fee, after cancelled dates
are rescheduled by another party.
- Our homes accommodate larger parties. Due to the advance planning necessary to coordinate such groups, for cancellations
within 60 days or early departure, there is no refund unless the cancelled dates are rescheduled by another party, and less a
$250 booking fee.
- Until confirmed, all rates are subject to change without notice.
- Security deposit for any damages or excessive cleaning is required. Valid credit card information is used for this purpose or a
$500 check. The $500 security deposit is fully refundable within 30 days of departure provided the following:
- No damage is done to our home or its contents, beyond normal wear and tear.
- No charges are incurred due to contraband, pets or collection of rents or services rendered during
the stay.
- All trash, rubbish, and discards are placed in the outdoor receptacle.
- All doors and windows of our home are left locked.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damaged.
- No early check-in or late check-out, unless prior arrangements have been made.
- The guest(s) is not evicted by the owner (or representative of the owner), the local law
enforcement, or the subdivision manager.
- Check-in time is 4 p.m., and check-out time is 10 a.m. Early check-in or check-out is a possibility
during off season and by prior arrangement only. Check-out instructions are as follows:
- Place all used bed sheets and towels in the laundry room
- Load the dishwasher and start it
- Gather all trash and place in the outdoor receptacle
- Set thermostat to 75 degrees in the warm weather, or 65 degrees in the cooler weather
- Check all doors and windows to be sure that they are locked
- Although we do everything possible to make your stay as pleasant and carefree as possible, we cannot control or be
responsible for the weather or other unforeseen circumstances which may affect your stay.
